What does the Document Fee cover? This one-time, non-refundable fee officially secures the property in your name and removes it from the market. It also covers all backend administrative costs, including:
- Drafting your legally binding Purchase Agreement and Land Contract.
- Setting up your secure online portal for monthly payments.

- All future county recording fees and notary costs to legally transfer the Deed into your name once the property is paid in full.
Note: There are absolutely no hidden fees, credit check fees, or early payoff penalties.
- The payment of the Document Preparation Fee reserves the subject property for fifteen (15) calendar days from the date of receipt, giving the Purchaser time to review and sign the applicable Purchase Agreement or Terms Agreement. If the agreement has not been executed within this period, the Document Preparation Fee shall be deemed forfeited, and Wild Acres Land LLC reserves the right, at its sole discretion, to relist and market the property to other prospective purchasers without further notice or obligation to the original Purchaser, unless the Purchaser has provided timely notice requesting an extension of said reservation period. Any such extension shall be granted or denied at the sole discretion of Wild Acres Land LLC, and may be considered in circumstances involving reasonable due diligence needs or similar good-faith cause.
