Do you require a credit check?
No. Wild Acres Land provides owner financing directly, so there are no banks involved and no credit check is required. If you can afford the down payment, you are approved.
How do I reserve a property?
Choose your property and pay the one-time Document Preparation Fee. This reserves the lot in your name and removes it from the market while your paperwork is prepared.
What does the Document Preparation Fee cover, and how long is my property held?
The one-time Document Preparation Fee covers deed drafting, county recording fees and notary fees. Once it is paid, your chosen property is held for you for 15 days, giving you time to review and sign your paperwork. Questions along the way? Call us anytime at (248) 653-7446. Do I need to sign anything in person?
No. Within 24 hours of reserving your property, we email you a simple Land Contract. You can review and sign it from your phone or computer, and no notary is required for the contract.
How does notarization work, and do I need to visit a notary?
No. All notarizing is done remotely and online through Proof (formerly Notarize), so there is no need to travel to a notary's office. You can complete everything from your phone or computer, wherever you are.
How do the monthly payments work?
Your payments are processed automatically each month to the card you provide, so there is nothing to remember. The payment plan for each property is shown on its listing page, and the full terms are set out in your land contract.
Can I pay off my land early?
Yes. There are no prepayment penalties, so you are welcome to pay off your balance early or make additional payments at any time.
When do I receive the deed if I am financing?
Once your final payment clears, we record the deed with the county, and the land is yours free and clear.
Can I purchase with cash, and when would I receive the deed?
Yes. If you purchase with cash, there are no monthly payments, and you receive your deed right away. We record the deed with the county as soon as your purchase is complete.
Are there any HOA fees?
No. Our properties have no HOA.
What can I do with my land?
Many of our buyers plan tiny homes, RVs, homesteads or off-grid living. Permitted uses vary by parcel and are governed by county and local zoning, so please confirm your intended use with the county planning and zoning department before you buy. If you tell us your plans, we will gladly help match you to a suitable parcel.
